2. Community Access, Visitor Management & Permits
No, general visitors such as family, friends and approved guests do not require a permit. Access will be granted provided they are registered in the Visitor Management System (VMS) and present valid identification upon entry.
No, holiday home guests, valuation inspectors and insurance assessors are permitted entry without a permit, subject to VMS registration and valid ID verification.
No, standard deliveries, including food, courier and parcel deliveries, furniture and appliances (with like-for-like installation), are permitted without a permit. Delivery personnel must be registered in VMS and comply with community access requirements.
Yes, junk removal services are permitted without a permit, provided access is arranged through VMS and all community guidelines are followed. Residents must ensure disposal is handled through authorised third-party providers.
Emergency contractors do not require a permit but must be registered through the Visitor Management System (VMS), with access granted upon verification of the emergency.
Emergency Works : Burst pipes causing flooding, complete power outages, drainage overflow or sewage backflow, gas leaks, door lock failure preventing entry or exit, AC failure posing an immediate health or safety risk, broken glass posing an immediate safety risk and structural damage caused by unforeseen incidents.
Non-Emergency Works : Leaking taps, routine electrical works, routine drain cleaning, gas appliance installation, lock replacement or upgrades, AC servicing or replacement, window replacement and painting, renovations or fit-out works.
Yes, utility providers such as DEWA, DU and Etisalat technicians are permitted entry without a permit, subject to VMS registration and valid identification.

3. Property Maintenance & Alterations
Yes, prior approval is required for any property modification. Applications submitted through the community app must be made at least 24 hours prior to the intended work date. Applications submitted via email must be made at least 72 hours prior to the intended work date.
The validity period of the issued permit will be specified at the time of approval. Major modifications may require additional approvals from the relevant authorities and supporting documentation.

Yes, you may host gatherings within your home, provided they do not cause disturbance, parking congestion or inconvenience to your neighbours. Large gatherings may require prior approval.
You may contact community security, who will attend to the matter and take appropriate action in line with community regulations.
No, personal belongings such as furniture, boxes, bicycles or equipment must not be stored in common areas, sidewalks or driveways.
5. Parking & Vehicles
Visitors should use designated visitor parking spaces, where available. Parking in restricted areas, emergency access routes or on sidewalks is not permitted.
Yes, commercial vehicles, trailers, abandoned vehicles and other unauthorised vehicle types are not permitted within residential areas.
6. Pets
Yes, pets are permitted within your property, provided all community regulations and Dubai Municipality requirements are followed.
Pets must be supervised at all times, kept on a leash in common areas and owners are required to clean up after them.
7. Waste Management & Environment
Residents should arrange collection through an authorised third-party junk removal service.
All waste must be disposed of in designated waste collection areas. Disposal of bulk waste in common areas is not permitted.
Yes, where available. Residents are encouraged to use designated recycling bins and support sustainable waste management practices.
8. Leasing & General Compliance
Yes, leasing is permitted in accordance with community regulations and applicable legal requirements.

Service charges are fees collected from property owners to cover the operation, maintenance, repair and management of common areas and shared facilities.

Payments can be made conveniently through the community app or portal using a debit or credit card. In select cases, bank transfer options may also be available.
